Social housing compliance software: what it should do, and what to look for

Compliance software for registered providers should answer one question reliably: for every home we are responsible for, is every statutory check in date, and what was done about what we found? This page sets out what that requires, and how Kaarr approaches it.

What compliance means for a social landlord

Social landlords are responsible for a long list of recurring checks. Some are weekly and some are five-yearly, and they sit under different laws in England, Scotland, Wales and Northern Ireland.

The Regulator of Social Housing expects providers to know the safety position of their homes, and Awaab's Law now puts fixed timescales on responding to damp, mould and other hazards. The compliance calendar for 2026 and 2027 lists the confirmed dates, including the 1 November 2026 EICR deadline and the second phase of Awaab's Law.

What good compliance software does

  • Knows the schedule: holds the frequency for each check and shows what is due and what has lapsed
  • Captures evidence at source: results, photographs and readings recorded at the property, not retyped later
  • Produces the report: a clear, branded document at the end of each inspection
  • Tracks the follow-up: from a failed check or hazard through remedial work to a closed record
  • Shows the whole portfolio: a view senior people can read without asking someone to compile it
  • Handles four nations: the right framework for each home, not one set of rules for everywhere

A buyer's checklist

  • Does it cover every inspection type you are responsible for, or only some?
  • Can inspectors use it on site with no signal?
  • Can it show, at any moment, what is overdue across the whole stock?
  • Does it track hazards against the legal timescales, such as Awaab's Law?
  • Are reports in your name, and are they usable by contractors and residents?
  • Does it reflect Scotland, Wales and Northern Ireland, if you operate there?

How Kaarr approaches it

Kaarr runs eleven inspection types through one loop: schedule, capture, report, act. See the full list on the inspections page, and read about Kaarr for housing associations.
