Housing associations, managing agents and inspection companies working in Birmingham run gas safety programmes under England's regulatory framework. Here's what applies, how often it's due, and how local providers manage it with Kaarr.
Across Great Britain, landlords must have every gas appliance and flue checked annually by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998, keep records for two years, and give tenants a copy.
Birmingham City Council is one of the largest council landlords in England, alongside a sizeable housing association and private rented sector, so providers here often work next to a very large local authority stock.
West Midlands Fire Service is the fire and rescue authority for Birmingham.
Much of the housing is inter-war and post-war, with a notable number of tower blocks and maisonette blocks that carry communal fire safety, emergency lighting and electrical testing duties on top of the dwelling inspections.
Birmingham City Council's licence conditions give the gas safety record a specific local role. Under both the additional HMO licensing scheme and the selective licensing scheme, if gas is supplied the licence holder must give the council a gas safety certificate issued within the previous 12 months when applying, and again on request afterwards. For selective licensing, this applies to private rented homes in the 25 wards covered since 5 June 2023, so a landlord there may need a certificate ready for the council as well as for the tenant. For its own tenants the council states that it services supply and appliances each year and contacts tenants 42 days before the due date. Check the council's current scheme before relying on these terms.

Birmingham is in England, so the governing framework is: Gas Safety (Installation and Use) Regulations 1998. Across Great Britain, landlords must have every gas appliance and flue checked annually by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998, keep records for two years, and give tenants a copy.
A landlord gas safety check is a strict annual legal requirement, with the record (CP12) given to tenants within 28 days. Checks may be done in the 10–12 month window while preserving the expiry date. Only Gas Safe registered engineers can do this work — Kaarr manages the workflow, scheduling and certificates around your engineers or contractors; the app cannot replace the registration.
